Just completed has been a complete renovation of a home in Belvidere Estate for the new owners, who are based in England. Every step of the transformation has been photographed and e-mailed to them, involving them in the project and co-ordinating everything. A comment in a recent e-mail reads "Dear Greg, what a wonderful set of photos!!! Gosh, it is really coming on. Thank you. Thank you it's looking great!"
The 40º Team of Greg Hawley, owner, Chris Basson, project manager, and Lotta Prinsloo, site manager, have effected a major transformation on the home. All the floors, ground and first floor, were stripped out and replace with solid mahogany, as was the staircase. The upper floor is mahogany over a flexible layer over pine flooring, to reduce the noise transmission, as the ceilings on the ground floor are exposed beams for a vintage look. Some interior walls have been removed, and toilets completely overhauled, while the outside laundry had been transformed.
The all new kitchen opens to the living area, which has a gas log effect open fire, and the gas also allows a four hotplate two burner cooker hob in the kitchen alongside. The gas bottles are hidden behind white painted ‘Latte’ in the covered secure carport area. The white painted ’latte’ are also used on the pergola in the newly installed pool area, with corobrick paving underfoot. They provide a light and bright semi-shade environment that provides comfortable outdoor entertaining without darkening the interior excessively.
The entire house has been rewired and the plumbing renewed, together with bathroom upgrades. Low voltage lighting has been used throughout the house, and the dormer windows in the master suite greatly enlarged. The dry walling in the suite has also been moved back toward the roof slope to enlarge the master suit, which also boasts a ‘Juliet Balcony’ on the south side. The bathroom area and dressing areas are incorporated into one space, with marble tops, while the guest toilet at ground floor has been given a very unusual treatment.
On the exterior the east side of the house facing the lagoon has broad verandas, just begging for leisurely breakfasts or lunches alfresco. The filigree detail on the fascias of the house were all replaced with hand-cut solid wood filigree, which compliments the period style of the home. Naturally the house has state of the art security provide by Allsound, and five lever locks throughout. Seamless aluminium guttering provided by Progressive Guttering harvests most of the available rain run off to a large storage tank, also concealed behind a wall of ‘latte’, to keep the garden in good condition in dry spells. The house is to all intents and purposes brand-new, to suit the lifestyle of the new owners, thanks to Greg and the team of 40º, the ‘Hot Builders’.
