KNYSNA NEWS - The South African Reserve Bank's decision to leave interest rates unchanged has brought welcome relief to homeowners and prospective buyers, providing much-needed certainty at a time when many South Africans were expecting another increase in borrowing costs.
The repo rate remains at 7%, while the commercial banks' prime lending rate stays at 10.5%, meaning monthly bond repayments will remain unchanged for now.
According to Gordon Shutte, the principal of Pam Golding Properties Knysna, the decision is positive news for homeowners already battling rising fuel prices, electricity tariffs and municipal charges.
"Consumers are under significant financial pressure, so the decision to leave interest rates unchanged is a welcome relief. It gives homeowners certainty and allows prospective buyers to move ahead with confidence, knowing their borrowing costs won't increase."
Shutte says the decision also supports the improving sentiment in the local property market.
"Buyer confidence has strengthened over the past year and demand remains healthy in Knysna and surrounding areas, particularly for homes that are correctly priced and well presented. Buyers are, however, more value-conscious than before and generally stick to their budgets."
He cautions sellers against overpricing their properties in the belief that improving market conditions justify higher asking prices. "Overpriced properties attract fewer buyers, remain on the market for longer and often end up selling for less after price reductions."
By contrast, accurately priced homes continue to attract strong interest and, in many cases, multiple offers. "In today's market, professional pricing advice from an experienced local estate agent has never been more valuable."
Looking ahead, Shutte says there is reason for cautious optimism. "If inflation begins easing and moves back towards the Reserve Bank's target over the coming year, there is every possibility of future interest rate cuts. That would further improve affordability, encourage more buyers to enter the market and provide additional momentum for the property sector."
