Living up to a prediction made towards the end of 2011, Tanya Jovanovski, Rawson Auctions franchisee for the Western Cape, has spread her net to cover a large section of the Southern Cape Garden Route and she will at 12:00 on 25 July be holding a multiple auction in the Rawson Property Group Head Office (222 Main Road, Newlands, Cape Town), at which three Mossel Bay properties will be auctioned.
A light breakfast will be served at 11:00 for all registered bidders.
The first of the properties offered is Montagu Manor, a magnificent early 20th Century home on a 400 m2 plot close to the centre of the town. Built in about 1900 by George Bendle, the building served originally as a general dealers' premises for J C Bayman, who later sold it to LB Marx, a well-known Mossel Bay entrepreneur. In the 1980s the building was completely restored and renovated. Then in the 1990s it took on a new lease of life as an upmarket B&B.
This building, says Jovanovski, has all the features and fixtures that characterise the more attractive Victorian and Edwardian homes: high ceilings, Oregon pine floors, cast iron fireplaces and very thick walls. The front balconies are spacious and suited to entertainment - and they are linked to a braai area at the back.
A unit on the lower street fronting level is currently used as a hair salon, but could serve as a corner café or a bachelor flat as it has done in the past.
The 390 m2 home has five bedrooms, all en suite, three living rooms, two dining areas, a separate flat, a laundry and a garage. The current owner has applied for sub-division so that the successful bidder at the auction could, if he so wished, probably sell off part of the home as a fully-equipped second home in its own right.
Rawson Auctions are expecting offers of R2.5-million.
The second property to be auctioned is a new apartment in the heart of Mossel Bay's heritage area, which is destined to become a tourist focal point for the entire Garden Route. This home has luxury finishes throughout, three bedrooms, two bathrooms, open balconies, two family rooms, a covered patio, a braai room and two carports with parking for an additional two cars. It also has beautiful sea views. The security measures here are particularly sophisticated and the home is very well protected, says Jovanovski.
Rawson Auctions is expecting bids around R1.9-million, but all offers will be reviewed.
The third and by far the grandest of the Mossel Bay area properties - and indeed one of the most expensive ever auctioned by Rawson Properties - will be Outeniquabosch Farm. Sited 10km from Mossel Bay, this is a 130 HA estate, surrounded by attractive fynbos clad valleys and vineyards.
The main home, says Jovanovski, is partly double storey, air conditioned and exceptionally luxurious. It has some 600 m2 of floor area (large by even the grandest standards) and has four bedrooms, a swimming pool, entrance hall, family and living rooms, a braai area, a study and a separate self-contained flat, as well as a state of the art water purification system for primary water use.
The arable land on the estate is fully irrigated with full rights and is able to draw water from the Klein Brak River. It and its adjacent pastures support vineyards, cattle and sheep. Estates in this area have won numerous awards for their wines.
"It would obviously be ideal if the new owner did have an interest in wine growing and farming in general," says Jovanovski, "but the good news is that the infrastructure on this estate is complete and working and it can be taken over as a going concern. The farming operations could, of course, be extended, but there is no immediate need to do that."
Rawson Auctions is expecting bids around the R12-million mark.
